Sperry Commercial Global Affiliates – Flint Brokers & Associates assisted Bill and Mary Lewis in their disposition of the Blue Water Marine Services and Liar’s Pub riverfront marina property.
Commercial Advisor, Brant Baylock, of Sperry Commercial Global Affiliates – Flint Brokers & Associates, a commercial real estate firm headquartered in Melbourne, FL represented the sellers, Bill and Mary Lewis, in the sale of their riverfront marina and restaurant. The buyer, Sandbar Trust, LLC was represented by Laura Harms, of RE/MAX Downtown in Orlando.
Mr. Lewis had owned the marina property since 1985. It was comprised of 6 buildings, including a showroom, a restaurant, a 3 bed/2 bath residence with a pool, and a dock with 9 powerlift slips.
Mr. Lewis and his wife Mary had decided several years ago that it was time to sell, but were somewhat skeptical by the time the Sperry team got involved. Unfortunately, it had already been listed multiple times, and had undergone numerous price reductions.
At their first meeting, Mr. Baylock explained that, instead of setting a high-price with the expectation that buyers would offer less, the Sperry philosophy was to set a competitive price, and then generate buyer interest by mobilizing a sophisticated marketing campaign. This would include a full overview of the property, including photos and video, which would enable any buyer to easily understand the benefits of the offering at a glance. The offering would be distributed by mail, and in person, and across multiple digital mediums.
